COMMERCIAL & MULTIFAMILY FIELD INSPECTOR OPPORTUNITY

JOB SUMMARY:

Mortgage Field Inspectors conduct thorough on-site inspections of commercial and multifamily residential properties to verify condition, occupancy, and compliance with lending standards. This independent contractor role is critical in helping lenders maintain quality control and risk management for their mortgage portfolios, particularly for Fannie Mae and MBA (Mortgage Bankers Association) requirements.

KEY DUTIES AND RESPONSIBILITIES:

• Conduct thorough exterior and interior inspections of commercial and multifamily properties
• Take comprehensive photographs using wide-angle lens capabilities (minimum 10-30 photos per property)
• Document property conditions, occupancy status, and any deferred maintenance issues
• Complete and submit standardized inspection reports with accurate data within 24-48 hour timeframe
• Maintain professional communication with property contacts, tenants, and occupants
• Maintain confidentiality of all property, client information, and company information
• Follow specific inspection protocols

REQUIREMENTS:

• Valid driver's license and reliable vehicle
• Smartphone with wide-angle lens camera (0.5x or 0.6x zoom capability) and internet capabilities
• Must pass background check
• Previous inspection, real estate, or construction experience preferred
• Ability to work independently and manage time effectively
• Professional appearance and communication skills
• Available during standard business hours

PHYSICAL DEMANDS & WORKING CONDITIONS:

• Ability to climb multiple flights of stairs (up to 3+ floors) when elevators are unavailable
• Must be able to stand, walk, and move around properties for extended periods
• Ability to navigate uneven terrain, tight spaces, and potentially hazardous conditions
• Work may involve exposure to dust, dirt, and varying weather conditions
• Ability to safely access all areas of properties including basements, attics, and outdoor areas
• Occasional challenging conditions: While uncommon, some properties may require documenting and photographing conditions such as insect infestations, mold, or areas with strong odors. Additional compensation may be offered at company discretion for severe conditions.

COMPENSATION & BENEFITS:

• Pay range: $25-75 per inspection (based on property type and complexity)
• Additional compensation may be offered for inspections involving severe property conditions (at company discretion)
• Flexible scheduling - work as an independent contractor
• Prompt Net 30 payment terms
• Initial training provided
• Ongoing per-inspection support available
